WDO Inspection in Bradenton — Licensed, Fast, Real-Estate Ready

Searching for a WDO inspection near me in Bradenton, FL? Our nearby inspectors provide certified wood-destroying organism reports accepted for real estate closings, VA loans, FHA requirements, and conventional mortgages. Local Bradenton service with fast turnaround and clear, detailed reporting. Waves Pest Control provides licensed WDO inspections for real estate transactions across Manatee and Sarasota counties. Our inspectors work with local title companies, lenders, and realtors daily — fast turnaround, clear reports, accepted everywhere.

A WDO inspection covers more than termites. Florida’s real estate transactions require evaluation of all wood-destroying organisms — subterranean and drywood termites, wood-boring beetles, and wood-decay fungi. Waves Pest Control provides thorough inspections with lender-ready documentation.

If you’re buying, selling, or refinancing a Bradenton home, there’s a good chance the lender wants a Wood-Destroying Organism (WDO) inspection before closing. VA and FHA loans require one. Many conventional lenders do too. And even when the lender doesn’t insist, most Bradenton buyers order one anyway — Old Manatee and West Bradenton have significant older stock with real subterranean termite exposure, and even Lakewood Ranch’s early-2000s sections are now aging into drywood territory.

Waves Pest Control runs WDO inspections across Bradenton and Lakewood Ranch — licensed inspectors, standardized state report, fast turnaround. Call (941) 318-7612 to schedule.

What a WDO Inspection Actually Covers

The Florida WDO inspection is regulated by FDACS and covers four classes of organisms:

  • Subterranean termites. Tunnel from the soil up. Mud tubes on foundation walls, slab edges, and piers. Very common in Old Manatee, Bayshore Gardens, and West Bradenton’s older stock.
  • Drywood termites. Live entirely inside wood, drop small pellet-like frass below infested boards. Older Bradenton homes near the river and west toward Palma Sola show real drywood pressure, and Lakewood Ranch resales are starting to see it in 20+ year old framing.
  • Powder post beetles. Fine sawdust-like frass, small round exit holes in hardwood. Common in older flooring and specialty wood finishes.
  • Wood-decaying fungi. Rot and softening in wood with moisture exposure. Roof edges, window sills, bathroom subfloors.

Old Manatee and Bayshore Gardens — Where We Find the Most Activity

Old Manatee, Ballard Park, and the River District produce more positive WDO findings than any other Bradenton neighborhoods in our inspection volume. The reasons are straightforward: 1940s–1950s wood-frame construction, many on pier-and-beam foundations with exposed wood in direct proximity to soil. These homes have had 70+ years of subterranean termite exposure, and many have never had a perimeter treatment.

The most common Old Manatee finding is active subterranean termite mud tubes at pier-to-floor junctions and along interior foundation walls. Pier-and-beam construction gives inspectors better access than slab homes — you can see the underside of the floor system — but it also gives termites more exposed wood surface to reach. We regularly find evidence of prior activity (old mud tubes, prior damage repairs) alongside active infestation in homes that had one treatment decades ago and nothing since.

Bayshore Gardens has a different pattern. The 1960s block construction sits on monolithic slab, and the heavy oak canopy creates a moisture environment that accelerates wood decay. The most common Bayshore Gardens finding is wood-decaying fungi at roof edges, soffit boards, and window headers where years of moisture from blocked gutters and dense shade have softened the wood. Termite activity in Bayshore Gardens tends to be concentrated at the garage slab junction and where landscape beds or mulch have been pushed against the stucco.

Lakewood Ranch Resales — The Emerging Drywood Problem

Buyers and realtors still think of Lakewood Ranch as “new construction.” But the original Country Club and River Club villages are now 25+ years old, and we’re seeing the first significant wave of drywood termite findings on LWR resales. Drywood termites don’t need soil contact — they enter through soffit gaps, roof penetrations, and unscreened gable vents, then colonize the roof truss system.

The telltale sign is small pellet-like frass accumulating on windowsills, shelving, or attic insulation below an active gallery. In LWR homes, we most often find drywood evidence in the attic — specifically in the roof truss system near soffit vents. A single drywood colony found during a WDO inspection can usually be treated with localized injection. Multiple colonies in different parts of the structure indicate a longer-established infestation that may warrant whole-structure fumigation.

How the Report Works in a Bradenton Closing

The inspection produces a completed FDACS Form 13645 — the state-standard WDO report. It categorizes findings into two sections that matter for the transaction:

  • Section 1: Live, active WDO infestation or infection. Active mud tubes with live workers, fresh drywood frass, live wood-boring beetles, or active wood-decay fungi. This is what lenders care about most — it indicates a current problem requiring treatment.
  • Section 2: Evidence of previous WDO activity or damage, no live organisms. Dry vacant mud tubes, old damage repairs, staining from past fungal infection. Section 2 documents the property’s history. Lenders may still question visible structural damage, but Section 2 findings are less likely to hold up closing.

We deliver the completed report as a PDF to buyer, seller, title company, and lender — whoever needs it — typically within 24 hours. Morning inspections usually produce same-day reports.

When Positive Findings Don’t Kill the Deal

A positive WDO report is not a deal killer. Most Bradenton transactions with positive findings close normally, usually with:

  1. Seller-funded treatment of the active WDO — the specific treatment depends on species and extent. Subterranean activity gets Termidor perimeter treatment or Sentricon bait stations. A single drywood colony gets localized injection. Multiple drywood colonies in different areas of the structure may warrant tent fumigation.
  2. A damage repair allowance if structural damage is visible — common in Old Manatee pier-and-beam homes where floor joists or sill plates show prior termite damage.
  3. A clearance letter from the treating company confirming the treatment was performed.

We quote treatment separately from the inspection specifically so there’s no conflict of interest. The inspector documents what’s there; a different conversation handles the fix — and you’re free to take that treatment to any licensed competitor if you prefer.

Scheduling and Turnaround

Our Bradenton WDO routes cover Old Manatee through Bayshore Gardens, West Bradenton, Palma Sola, and east to Lakewood Ranch. Call (941) 318-7612 with the property address and closing date. We typically book within 24 hours and prioritize urgent closings. On-site inspection runs 45 to 90 minutes. Most Bradenton deals get the report same day when we inspect in the morning.

If the inspection reveals activity that needs treatment, our Bradenton pest control team handles subterranean and drywood termite treatment, perimeter barriers, bait stations, and fumigation referrals. We also provide WDO inspections in Parrish for properties in the eastern Manatee County market.

Call (941) 318-7612 or email [email protected] to schedule.

We recently engaged this team for our pest control needs. Adam provided an extensive overview of his services and quoted a vastly more competitive rate. After two service calls we're not only impressed by Adam's expertise but the level of service is absolutely astonishing (we're from New York and that's not easily done). They deserve 10 stars and should be everyone's choice for pest care.

My fiancé and I live in Parrish — she, I, and our two dogs were attacked by Africanized killer bees. We almost lost one of our dogs and needed to remediate the situation immediately. I contacted Adam and he was quick to respond. The team came out within 24 hours, assessed the situation and executed a successful plan to eliminate the entire hive. Thank you Adam and the entire team!

Adam was amazing. He came out the same day for a very last minute call. Not only did he spend time understanding our problem and explaining everything in detail, he also came back twice to make sure we caught the mice. We appreciated his attention so much we had him come back out to spray for ants too. Excellent service — we'll definitely continue to use this company for all of our pest needs.

Currently renting and have been using Adam throughout our lease. Adam is very responsive and thorough. He has come out to inspect the status of things before deciding what's best for our house. Appreciate his quick response and coming out when I reach out. We'd use Adam for future pest control needs when we move out of our lease! Highly recommend.

Absolutely shocked at the service these folks provide! Called on a Sunday morning and an actual person answered and scheduled our appointment for the next day. Came on time, took care of the issue, recommended simple care we can do on our own, and never tried to sell me a monthly service. Even went to a neighbor's house to analyze their situation without an appointment. The kind of service we've all forgotten about. Highly Recommend!!!

I can't say enough good things about this team! The technician showed up right on time, was incredibly professional, and took the time to explain everything. He didn't just treat the obvious spots — he inspected every corner of my home and pointed out small issues I never would have noticed. Adam gave honest, clear answers, no upselling. After the treatment I noticed results almost immediately.

Questions We Hear Every Day

Quick answers from our SWFL pest pros.

What is a WDO inspection and why do I need one?

A WDO (Wood-Destroying Organism) inspection is a state-standardized assessment of a property for termites, carpenter ants, powder post beetles, and wood-decaying fungi. The result is reported on FDACS Form 13645. Most Florida mortgage lenders require it as a condition of closing, especially VA and FHA loans. Even when not required, most Bradenton buyers order one — Old Manatee, West Bradenton, and Palma Sola have significant older stock with real termite exposure, and even Lakewood Ranch's older sections are now aging into drywood territory.

What's the difference between a WDO inspection and a pest inspection?

A pest inspection looks for anything pest-related — roaches, rodents, ants, spiders, the works. A WDO inspection is narrower and strictly focuses on the four classes of Wood-Destroying Organisms. Lenders require the WDO specifically because it's state-regulated and standardized. If you want both, we can do them on the same visit.

How long does a WDO inspection take in Bradenton?

45 to 90 minutes on-site for a typical single-family home, longer for larger properties or homes with crawlspaces. The written report on Form 13645 is typically delivered within 24 hours of the inspection — faster when closing deadlines require it. Most Bradenton deals get the report same-day if we inspect in the morning.

What does a WDO inspection cost?

WDO inspections for a typical Bradenton single-family home run in the low hundreds — reasonable for a real estate transaction. Condos price lower; larger properties, multi-building lots, and homes with crawlspaces price higher. Free quote over the phone with the address.

What happens if the inspection finds termites or other WDO activity?

The report documents the findings exactly — location, species, extent of activity, any damage visible. It does not automatically kill the deal. Most Bradenton sales with positive WDOs close after seller-funded treatment and, when applicable, a damage repair allowance. We quote treatment separately after the report so there's no conflict of interest — the inspector finds it, a different conversation handles the fix.

How fast can you get to my Bradenton property?

Our Bradenton routes run daily through Old Manatee, Bayshore Gardens, West Bradenton, Palma Sola, and east to Lakewood Ranch. For a WDO tied to a closing, we typically book within 24 hours and prioritize urgent closings. Morning inspections usually produce same-day reports.

Do you inspect condos, HOA homes, and Lakewood Ranch properties?

Yes. Lakewood Ranch, Country Club East, River Strand, and the greater LWR HOA network all require WDO inspections on resales the same as anywhere else — and the older sections of LWR are now aging into real drywood territory. Condos require association coordination for common-area access; we handle that directly with HOA management when the report needs full-building context.

Are you licensed for WDO inspections in Florida?

Yes. Our inspectors hold active FDACS certified operator licenses, which is the state requirement for signing a Form 13645 WDO report. Ask for the license number when you call — we'll provide it.
