What a WDO Inspection Actually Covers
The Florida WDO inspection is regulated by FDACS and covers four classes of organisms:
- Subterranean termites. Tunnel from the soil up. Mud tubes on foundation walls, slab edges, and piers. Very common in Old Manatee, Bayshore Gardens, and West Bradenton’s older stock.
- Drywood termites. Live entirely inside wood, drop small pellet-like frass below infested boards. Older Bradenton homes near the river and west toward Palma Sola show real drywood pressure, and Lakewood Ranch resales are starting to see it in 20+ year old framing.
- Powder post beetles. Fine sawdust-like frass, small round exit holes in hardwood. Common in older flooring and specialty wood finishes.
- Wood-decaying fungi. Rot and softening in wood with moisture exposure. Roof edges, window sills, bathroom subfloors.
Old Manatee and Bayshore Gardens — Where We Find the Most Activity
Old Manatee, Ballard Park, and the River District produce more positive WDO findings than any other Bradenton neighborhoods in our inspection volume. The reasons are straightforward: 1940s–1950s wood-frame construction, many on pier-and-beam foundations with exposed wood in direct proximity to soil. These homes have had 70+ years of subterranean termite exposure, and many have never had a perimeter treatment.
The most common Old Manatee finding is active subterranean termite mud tubes at pier-to-floor junctions and along interior foundation walls. Pier-and-beam construction gives inspectors better access than slab homes — you can see the underside of the floor system — but it also gives termites more exposed wood surface to reach. We regularly find evidence of prior activity (old mud tubes, prior damage repairs) alongside active infestation in homes that had one treatment decades ago and nothing since.
Bayshore Gardens has a different pattern. The 1960s block construction sits on monolithic slab, and the heavy oak canopy creates a moisture environment that accelerates wood decay. The most common Bayshore Gardens finding is wood-decaying fungi at roof edges, soffit boards, and window headers where years of moisture from blocked gutters and dense shade have softened the wood. Termite activity in Bayshore Gardens tends to be concentrated at the garage slab junction and where landscape beds or mulch have been pushed against the stucco.
Lakewood Ranch Resales — The Emerging Drywood Problem
Buyers and realtors still think of Lakewood Ranch as “new construction.” But the original Country Club and River Club villages are now 25+ years old, and we’re seeing the first significant wave of drywood termite findings on LWR resales. Drywood termites don’t need soil contact — they enter through soffit gaps, roof penetrations, and unscreened gable vents, then colonize the roof truss system.
The telltale sign is small pellet-like frass accumulating on windowsills, shelving, or attic insulation below an active gallery. In LWR homes, we most often find drywood evidence in the attic — specifically in the roof truss system near soffit vents. A single drywood colony found during a WDO inspection can usually be treated with localized injection. Multiple colonies in different parts of the structure indicate a longer-established infestation that may warrant whole-structure fumigation.
How the Report Works in a Bradenton Closing
The inspection produces a completed FDACS Form 13645 — the state-standard WDO report. It categorizes findings into two sections that matter for the transaction:
- Section 1: Live, active WDO infestation or infection. Active mud tubes with live workers, fresh drywood frass, live wood-boring beetles, or active wood-decay fungi. This is what lenders care about most — it indicates a current problem requiring treatment.
- Section 2: Evidence of previous WDO activity or damage, no live organisms. Dry vacant mud tubes, old damage repairs, staining from past fungal infection. Section 2 documents the property’s history. Lenders may still question visible structural damage, but Section 2 findings are less likely to hold up closing.

When Positive Findings Don’t Kill the Deal
A positive WDO report is not a deal killer. Most Bradenton transactions with positive findings close normally, usually with:

A single drywood colony gets localized injection. Multiple drywood colonies in different areas of the structure may warrant tent fumigation.
